Market Resolutions…

At a time when many make “resolutions” we want to make a promise to report accurate and relevant statistics about the local real estate market in the Treasure Valley. There is a lot of misinformation about real estate circulating. Most of it summarizes that the sky is falling, falling fast and falling big.

Back to our promise of accurate and relevant information. Prices in Ada County have fallen just 1.5% year-over-year. Yes, one and a half percent. In Canyon County prices have fallen 5% year-over-year. Many predicted a much larger fall, and now they say, “the worst is yet to come.”

Speculation at best. Let’s hope that 2023 proves them wrong…again!
Locally, home sales have slowed considerably. Sales are down 40% across the Treasure Valley from December 2021 to December 2022. Lack of inventory might be one of the reasons for this over the last year, but inventory is finally headed towards “normal,” up 160% in Ada County,
and 90% in Canyon County. Pending Sales continue to trend down as well, an indication that, for now, we can expect slower sales than last year in the next few months.

statistics more accurately portray the many options buyers have in modern housing offerings.
