Monthly Market Report | February 2023 Housing Statistics

It is nearly impossible to paint a single picture of the local real estate market. Numbers would justify celebrations if we only looked at numbers month-over-month and tears if we looked at them year-over-year. In Ada County the number of sales jumped 31% over last month and up 24% over last month in Canyon County. Pending sales are also up, meaning the near future looks pretty good. Sales are increasing over the last several weeks which is such a good sign.

Compared to the extreme year of 2022 sales are down, but only down 8% in Ada County and 13% in Canyon County. Comparatively, many areas in the U.S. are experiencing sales down near 50%.

Stories of multiple offers and offers over the asking price are being told again in Boise, where inventory remains well below a balanced market, despite being up about 100% over last year.
