Deep Clean
One necessary step to presenting the best version of your property is to have it professionally cleaned prior to listing. This should include carpets/floors, dusting from the baseboards to the ceiling fans, inside and outside windows, and all faucets, light switches, appliances, and door handles.
While the property is listed, you should vacuum or sweep daily, along with wiping all surfaces down. We always provide a daily checklist for sellers to use before showings.
Declutter (pack/donate/sell)
This is one of the easiest things you can do to help with the sale of the home and the move into your future home. Buyers want to see themselves in a home, and that is easier without walls of family photos, shelves of vacation souvenirs, or cases full of family heirlooms.
Take everything off counters to show buyers the proper perspective of space and size of each surface. Utilize bins or drawers to store items that you’ll need while your home is on the market.
Use this step to go through your pantry, linen closets, toiletries, and garage. Chances are that you can thin down these areas of expired or no longer needed items. Making these spaces organized and appealing is also another “seller trick”.
Repairs (major & minor)
Go through the home, room by room, with the “eyes of a buyer”. Makes notes of everything that you notice that needs attention. Chipped paint? Leaking faucet? Dirty vents? Missing grout/caulking?
Consider getting a “Pre-Listing Home Inspection”. This is a comprehensive look at the property, from roof to crawl space, that will provide a detailed report of any issues that need addressed. This prevents surprises during the buyer’s inspection period and allows the seller to correct items found for an easier transaction.
